Condominium buildings are built to have visual and architectural appeal. The result is a lot of dormers, vaulted ceilings, cantilevers, and recessed lights. These building features look great, but they also add complexity to the thermal envelope of the structure, creating more potential for air leaks. If the builder did not perform a thorough air sealing job (as is unfortunately common during original construction), it can lead to a home with uncomfortable rooms and high energy bills.
Another factor in condo energy use is that building flaws and air leaks in adjacent units or between units are part of the energy equation. Units are separately owned, but a building with multiple units has air and moisture flow between the units that need to be accounted for. This is a great example of the “Building as a System” concept, which we use on every job.
Our condominium energy efficiency projects begin with air sealing. Our team will find and seal air leaks in places like attics and crawlspaces. We use spray foam, caulk, and materials like rigid foam board to repair the air barrier of a building and minimize air entering and leaving. After a thorough air sealing of the attic, we do the prep work required to get an attic ready to be insulated: ventilation chutes are installed, attic hatches are properly weather-stripped and insulated, and attic venting can be added.
We insulate attics, walls, framed floor cavities, cantilevers, basements, sill boxes, and so much more. We can even transform your crawlspace, which can lead to drastic improvements in the living spaces above them. We often use cellulose insulation, a recycled paper product treated with borates which acts as a fire retardant, mold inhibitor, and pest deterrent.
