A Multifamily Residence Case Study

In the spring of 2015, Accurate-Airtight Exteriors completed a project for the Mt. Pleasant Home in Dubuque, Iowa. Consisting of three main buildings built in 1857, 1894 and 1939, the property provides affordable independent living for forty residents in a 30,000 square foot facility. Due to its age and the multiple-phase construction process, the buildings had a severe lack of insulation with extensive air leakage.

A-A Exteriors performed the air barrier repair process of this historic, multifamily building in multiple stages. Conducting an initial blower door test with thermal imaging allowed the team to identify the issues in the pressure and thermal boundaries forming the building envelope. Then, Accurate-Airtight Exteriors experts performed the air barrier repair, including insulating up to R-50 in the attics and air sealing. In addition to these services, our team also provided adequate ventilation in the bathrooms, reducing indoor moisture buildup. Finally, to conclude the project, our specialists performed another blower door test to evaluate the impact of the work.

The outcome of the project has a conservative savings estimate of 4100 therms per year and a reduction of 11,026 cubic feet per minute (CFM) of air leakage. The work performed helped the facility conserve energy and significantly reduce its carbon footprint. Operating costs also came down and resident comfort increased substantially.
